Energy Centered Maintenance - A Green Maintenance System

Abstract

Energy Centered Maintenance provides a detailed description of how to implement Energy Centered Maintenance (ECM) at any organization. It includes a new six-step technical process with detailed instructions of each of these steps explained with clear examples. Areas covered include preventative maintenance, predictive maintenance and reliability centered maintenance.
ECM uses energy consumption excesses or energy waste as the primary criterion for determining specific maintenance or repair needs. Therefore, the primary purpose of this course is to provide strategies to reduce energy use by identifying equipment or items that can become energy hogs while still performing their function and prevent that from occurring. The primary reasons organizations need ECM is due to poor maintenance of energy- using systems and energy losses from motors not turning off when they should.

It includes ECM for electrical, mechanical, building transportation, HVAC, fire-fighting, water supply, drainage and storm water management systems. In some cases, ECM in data centers can help reduce energy consumption by as much as 30%.

The six-step process detailed here will enable any organization to implement ECM in an orderly, cost effective manner thus improving your equipment and machines, lowering your energy consumption and helping save the planet.

Fadi Al Shakhshir is an author, keynote speaker, lecturer and FM professional who works as the Director of Strategy and Compliance/ Corporate Facilities Management in Emaar Properties PJSC and Director of Operations for The Dubai Fountain, the world’s tallest performing fountain located at Dubai, United Arab Emirates. Also, he is a lecturer for master degree students in Heriot Watt University (Dubai Campus). And the inventor  of Energy Centered Maintenance model and the author of the book “Energy Centered Maintenance – A Green Maintenance System”.

He graduated from Jordanian University of Science and Technology with Mechanical Engineering Degree, and from Heriot Watt University with Master of Science in Energy. He also has multiple professional  certifications  such as LEED Green Associate,  Certified Energy Manager,  Reliability- Centered Maintenance  Facilitator, Six Sigma Black-belt, Strategic thinking  and planning, EFQM Internal Assessor. With over 13 years of practical experience in design, construction,  operation and  management  of  different   type  of  facilities  such  as  hospitals,  hotels,  malls,  residential properties and iconic buildings. He is always thinking of more efficient ways of managing facilities and buildings. He is very passionate about  finding  ways to  reduce  energy consumption,  the impact on the environment by developing effective procedures and policies in place and implementing them.
